Gas Safety Alert: Local Law 152 Inspection Requirements for 2025

As the December 31, 2025, deadline approaches, property owners across New York City are reminded of the critical importance of complying with Local Law 152. This law mandates periodic inspections of gas piping systems to enhance safety and reduce the risk of hazardous leaks or structural failures.

What Does Local Law 152 Require?

Local Law 152 requires gas piping systems in most residential and commercial buildings to undergo inspections every four years. Key requirements include:

  • Licensed Professionals: Inspections must be conducted by a Licensed Master Plumber (LMP) or their authorized representatives.
  • Scope of Inspection: Includes exposed gas piping in boiler rooms, basements, and public spaces.
  • Filing Reports: Property owners must submit a Gas Piping System Periodic Inspection Report (GPS1) to the NYC Department of Buildings (DOB) within 60 days of the inspection.

Exemptions apply to single-family homes and certain two-family homes without gas piping systems.

Why This Deadline Matters

Gas safety is paramount, particularly in NYC’s densely populated urban environment. Neglecting gas piping inspections can lead to:

  • Severe Safety Risks: Unchecked leaks or damaged piping can cause fires or explosions.
  • Fines and Penalties: Non-compliance can result in fines of up to $10,000 per building.
  • Service Interruptions: Gas utilities may shut off service until compliance is achieved.

By enforcing Local Law 152, NYC aims to prevent avoidable accidents and ensure a safer living and working environment for all residents.

Steps to Stay Compliant

To ensure compliance before the 2025 deadline:

  1. Hire a Licensed Master Plumber: Schedule inspections early to avoid last-minute rushes.
  2. Address Issues Promptly: Repair any leaks or deficiencies identified during the inspection.
  3. Submit Required Reports: File the GPS1 report with the DOB within 60 days of the inspection.
